Storm Damage Repairs In Orlando, FL

A storm moves through Central Florida on a Tuesday afternoon and by Wednesday morning half of Orange County is calling roofers. If water came through your ceiling last night, the first job is stopping it. The second job is finding out how far it travelled before you noticed. Those are two different repairs and homeowners routinely pay for the first one twice because nobody checked the second.

Global Arch Construction is a residential design-build contractor with an office on Sidney Hayes Rd in south Orlando. We handle storm damage repairs for houses across Orlando and Central Florida: emergency roof tarping, leak repair, wind and hail damage, and the interior work that follows once the roof is dry. We work on houses only.

Storm damage now? Call (407) 989-3960. If you reach voicemail, leave the address and what you are seeing, because tarp jobs get scheduled off that message.

First Visit

Emergency Storm Damage Repair In Orlando

Emergency work is about stopping the loss from growing. It is not the repair. When we get an emergency storm damage repair call in Orlando, the first visit is short and it covers three things: get water out of the building, protect what is still dry, and photograph everything before any of it gets moved or cleaned up.

Documentation Before Mitigation

That last part matters more than most homeowners expect. Your insurance company is going to ask what the damage looked like before mitigation. If nobody took pictures, the conversation gets harder and it gets harder in a direction that costs you money. We shoot the roof, the attic, the ceiling, and the wet contents on the first visit, timestamped, before the tarp goes on.

Why We Tarp First

Florida policies generally require you to take reasonable steps to prevent further damage after a loss. Tarping is that step. Insurers usually treat reasonable emergency mitigation as covered even when the larger claim is still being sorted out, which is why we recommend tarping first and arguing about scope later.

What We Repair

Our Storm Damage Repair Services

Every job below starts the same way, with a free written line-item estimate. You see the materials, the labor, and the allowances separately, so a change later is a conversation about one line instead of an argument about the whole number.

Emergency Roof Tarping In Orlando, FL

A tarp buys you time. We install reinforced poly over the affected slope, secure it to sound decking rather than to shingles that are already compromised, and run it up over the ridge where the damage is near the peak. A tarp fastened badly peels off in the next thunderstorm and takes more shingles with it, so the fastening pattern matters as much as the tarp does. We also tarp gable ends and open soffit where wind drove water sideways into the attic, which is a common Central Florida failure that gets missed when crews only look at the roof surface.

Storm Damage Roof Leak Repair In Orlando

Water rarely enters where it comes out. A stain over your kitchen can start eight feet uphill at a lifted shingle, a cracked boot around a plumbing vent, or a nail that backed out and left a hole the size of a pencil. We trace the path in the attic with a moisture meter instead of guessing from the ceiling stain, then repair the entry point and dry the affected framing and insulation. If the decking underneath is soft, patching the shingles above it just hides the problem for a season.

Wind And Hail Damage Roof Repair In Orlando

Wind damage on a Central Florida shingle roof usually shows up as creased tabs, lifted edges along the eaves and rakes, and lost granules where the mat was flexed. Hail here is less frequent than in the Midwest but spring storms produce it, and hail bruising looks like soft dark circles where the granules were knocked off and the mat is dented. Neither is always visible from the ground, which is how homeowners end up with a roof that passed a driveway inspection and failed six months later. We get on the roof, mark the hits, and count them by slope, because that count is what an adjuster works from.

Hurricane Damage Roof Repair In Orlando

Hurricane damage is a different scale of problem. Uplift, missing sections of deck, water in the wall cavities, torn soffit and fascia, and sometimes structural movement in the trusses. Florida Building Code has specific requirements that kick in when a roof replacement passes 25 percent of the total roof area, including deck re-nailing and a secondary water barrier. A 2022 change to Florida law allows repair rather than full replacement in some cases when the existing roof was built to the 2007 code or later. Whether your roof qualifies depends on its permit history, which we pull before quoting rather than after.

Storm Damage Roof Insurance Claim Support In Orlando

A storm damage roof insurance claim in Orlando succeeds or fails on documentation. We are contractors, not public adjusters, and we do not negotiate your claim for you. What we do is give you a documented file: dated photographs by slope, a written line-item scope with quantities, moisture readings, and the permit history for the roof. When we have met your adjuster on site, the claim tends to move faster, mostly because there is less back and forth about what is actually up there. Under Florida law as amended in 2022, notice of a new or reopened property claim generally has to be given within one year of the date of loss, and a supplemental claim within eighteen months. Confirm those dates against your own policy, because the deadline is the part people miss.

After The Roof Is Dry

Storm Damage Restoration In Orlando, FL

Restoration is everything after the roof is watertight. Drywall and ceiling replacement, insulation, texture and paint, trim, flooring, and the cabinetry that swelled because it sat wet for four days. Because we are a design-build company, the same contract covers the roof and the interior. You are not coordinating a roofer, a drywall crew, and a painter who all blame each other for the schedule.

Interior Water Damage After A Storm

Wet insulation does not dry on its own in Central Florida humidity. It holds water against the ceiling drywall and the framing, and in about three days you have a mold problem stacked on top of a water problem. We pull saturated batts, dry the cavity, and replace rather than trying to salvage. See our water damage restoration page for the drying side of this work.

Water Damage Restoration

Siding, Soffit, And Fascia Repair After Wind Damage

Wind gets into an attic through torn soffit far more often than through the roof field, and once it is in there it lifts the deck from underneath. We repair or replace damaged soffit, fascia, and siding, and re-secure vented panels that were only stapled the first time around.

Full Roof Replacement After Storm Damage

Sometimes repair is the wrong answer. If the shingles are twelve years into a fifteen year service life in this climate and a storm took out a third of the field, patching it is money spent on a roof you will replace anyway. We will tell you when that is the case even though the repair is the easier sale. Our roofing page covers replacement in detail.

What Storm Damage Looks Like On A Central Florida Roof

Most storm damage in Orange County does not come from named hurricanes. It comes from the ordinary summer afternoon convective storms that build over the peninsula between June and September, and the downbursts inside them, which can produce straight line winds strong enough to strip a slope without ever getting a name. Homeowners wait for a hurricane to check the roof and miss four months of the actual damage season.

A shingle roof in Central Florida realistically gives you fifteen to twenty years, not the number printed on the warranty. UV load and humidity here age a roof faster than the same product in a milder climate. That matters after a storm because an older roof takes wind damage differently, and an adjuster is going to factor age into what they pay.

What we find most often, in rough order of frequency:

  • Creased shingle tabs along the windward eave, which look fine from the ground and leak the next time it rains sideways
  • Cracked or displaced pipe boots, the single most common source of a ceiling stain on a roof under fifteen years old
  • Lifted ridge cap after sustained wind from one direction
  • Torn or unseated soffit panels on the gable ends
  • Debris punctures from a neighbor’s branch, usually a clean hole through the deck
  • Clogged valley and gutter lines backing water up under the shingle course
Step By Step

How The Repair Process Works

  1. STEP 01

You Call And Describe What You Are Seeing

Active leak, missing shingles, water in a light fixture. We prioritize by whether water is currently entering the house.

  2. STEP 02

    We Inspect On Site

Roof surface, attic, and interior. Moisture readings where there is any question. Photographs of everything before we touch it.

  3. STEP 03

We Tarp If The Roof Is Open

Same visit when we can, next morning at the latest.

  4. STEP 04

You Get A Written Line-Item Estimate At No Charge

Quantities, materials, labor, and allowances broken out separately.

  5. STEP 05

    We Pull The Permit

Orange County Fast Track for unincorporated addresses, or the city building department if you are inside city limits. Permits are our job, not yours.

  6. STEP 06

We Repair, Then We Finish The Inside

Roof first, drying second, drywall and paint last, all under one contract.

  7. STEP 07

    Final Walkthrough

Know Before You File

Working With Your Insurance Company

Two things about Florida policies surprise homeowners every season.

The Hurricane Deductible

The first is the hurricane deductible. Most Florida homeowners policies carry a separate percentage deductible for named storms, commonly 2, 5, or 10 percent of the dwelling coverage amount rather than a flat dollar figure. On a house insured for $400,000 with a 5 percent hurricane deductible, that is $20,000 out of pocket before the policy pays anything on a named storm claim. The same roof damaged by an unnamed summer thunderstorm falls under your standard deductible, which might be $2,500. Same damage, very different bill, and it turns entirely on whether the storm had a name.

The Clock

The second is the clock. Since the 2022 statutory changes, notice of a new or reopened claim generally must be given within one year of the date of loss, and a supplemental claim within eighteen months. Homeowners who wait to see whether the stain gets worse are frequently the ones who run out of time.

We are not attorneys or public adjusters and nothing here is legal advice. Read your declarations page and call your agent. What we can do is document the damage properly so that whatever you decide to file is backed by something better than a phone photo taken from the driveway.

Service Area

Areas We Cover For Storm Damage Repairs

Our office is at 9640 Sidney Hayes Rd Ste 777, Orlando, FL 32824, south of the airport. Most of our work sits within an hour of it.

Roof Storm Damage Repair In Winter Park

Winter Park has its own building department, so permits there go through the city rather than through Orange County, and the review process is not the same one. The housing stock also runs older than most of metro Orlando, which changes the job. On a 1950s or 1960s Winter Park house we frequently find plank decking rather than plywood, sometimes with gaps between boards, and the old tree canopy along the brick streets means a much higher share of debris punctures and blocked valleys than we see out in the newer subdivisions. Roof storm damage repair in Winter Park usually involves more deck work than the estimate would suggest on a comparable newer house.

Storm Damage Restoration In Lake Nona, FL

Lake Nona sits inside City of Orlando limits, so permits are filed with the city. The construction is recent, which cuts both ways. Newer roofs were built to a stricter code and hold up better in wind, but a lot of Lake Nona homes have tile or architectural shingle on complicated rooflines with many valleys, hips, and dead valleys behind second story walls. Those are the spots where wind driven rain gets in. Storm damage restoration in Lake Nona is more often about a small number of specific intersections than about a whole slope. It is also close to us, which usually means a faster tarp.

Other Central Florida Areas We Serve

Orlando, Winter Park, Lake Nona, Winter Garden, Clermont, St. Cloud, Bay Lake, Lake Buena Vista, and Ocala. We take selected projects along the I-4 corridor toward Tampa. If you are searching for storm damage repairs near me and your address is somewhere in that spread, we can get to you. If you are not sure whether you are too far out, call and ask instead of assuming.

Hire Local

Why Homeowners Look For Local Storm Damage Contractors In Orlando

After every significant storm, out of state crews arrive in Central Florida, knock doors for two weeks, collect deposits, and leave. Some of them do fine work. Some of them are gone before the permit is issued, and the homeowner finds out when they try to sell the house and the unpermitted roof shows up in the title search.

The practical case for hiring local storm damage contractors in Orlando is not sentimental. It is that a company with a permanent office here is still reachable in March when the repair fails, is already registered with Orange County and the surrounding building departments, and specifies materials for this climate rather than for wherever they learned the trade. An oversized air conditioner never runs long enough to pull humidity out of a house, and the same category of mistake happens with roofing assemblies, underlayment choices, and paint systems. Contractors who learned somewhere else specify what worked there and find out later that Central Florida disagrees.

Before you sign anything with anyone, ask for the Florida license and the certificate of insurance, and ask who is pulling the permit. If the answer is that you are pulling it as the homeowner, that is a bad answer and you should keep looking.

Pricing

What Storm Damage Repairs Cost In Orlando

Nobody Can Quote It Over The Phone

Anyone who quotes you a price for storm damage over the phone is guessing. The number depends on how many squares are affected, whether the deck is sound underneath, how many penetrations are involved, what the roof covering is, and how far the water travelled inside. A tarp on a single slope and a full tear off with interior restoration are not the same conversation.

How The Estimate Is Built

What we will tell you is how the estimate is built. We come out, look at the work, open up what we can, and hand you a written line-item estimate at no charge. Materials, labor, and allowances are separate lines. If the repair does not make sense at the price it will actually cost, and replacement is the better use of your money, we will say that instead of selling you the repair.

Questions

Frequently Asked Questions About Storm Damage Repairs

How Fast Can You Tarp My Roof?

Same day when we can get to it, next morning at the latest during a busy storm week. Call (407) 989-3960 and give us the address and what you are seeing. Active water entering the house moves to the front of the list.

Do I Need To File An Insurance Claim Before You Come Out?

No. The inspection is free and it makes sense to know what you are dealing with before you decide whether filing is worth it. If the damage is close to your deductible, filing may not help you. On a named storm with a percentage deductible, it often will not.

Will Insurance Pay For The Tarp?

Emergency mitigation is usually treated as covered because your policy generally obligates you to prevent further damage after a loss. Keep the invoice and the photographs. Confirm with your adjuster before assuming.

Can You Repair Just The Damaged Section, Or Do I Need A Whole New Roof?

Often just the section. Florida Building Code has requirements that trigger when a replacement exceeds 25 percent of the roof area, and a 2022 change in state law allows repair instead of full replacement in some cases for roofs built to the 2007 code or later. We check the permit history on your address before quoting so the answer is based on your roof rather than a general rule.

How Do I Know If My Roof Has Wind Damage If Nothing Is Leaking?

You usually cannot tell from the ground. Creased tabs and lost granules are the early signs and both are close to invisible from the driveway. If a storm produced debris in your yard or took shingles off a neighbor’s house, it is worth having someone walk yours.

Do You Handle The Inside Damage Too, Or Just The Roof?

Both, under one contract. Drywall, insulation, texture, paint, trim, and flooring. That is the point of hiring a design-build contractor instead of assembling a roofer and three subcontractors yourself.

How Long Does The Permit Take?

Residential plan review in Orange County usually runs 10 to 15 business days. Emergency tarping does not wait on that. You will hear from us during the wait instead of wondering what happened to your file.
