Global Arch Construction is a residential general contractor based in Orlando. We build and remodel homes across Central Florida and have been doing it here for over a decade. A kitchen a family cooks in every night is a different job from a commercial space on a five-year lease, and homes are what we have spent our time on.

Design-build means you hire one company for the whole project. We produce the drawings, pull the permits, hire and schedule the trades, and stay responsible for the result. The traditional route leaves you in the middle of it: you pay a designer, take the finished plans out to bid, and then referee the argument when a builder tells you the drawings will not work at that price. If something in the design costs more to build than we estimated, solving it is our problem.

Custom Home Building

Single-family homes on your lot, from the first site plan through the certificate of occupancy. That covers survey review, structural drawings, permit submittal to Orange County or your city, and every trade after that. In Central Florida, design and permitting usually takes three to six months, and construction another ten to sixteen once the permit is issued. We will tell you at the start which of those two numbers your lot is going to stretch.

Roofing

Shingle, metal, and flat roof replacement and repair, permitted and inspected. An asphalt shingle roof in Central Florida typically gives you 15 to 20 years rather than the number on the warranty, because of UV exposure and storm load.

How a project actually goes

  1. Tell us what you want done

    Call or send the form. Straightforward remodels can often be quoted from a site visit. Larger work needs drawings first, and we will say which yours is on the first call.

  2. Site visit and estimate, at no charge

    We measure, look behind what we can open up, and hand you a written line-item number.

  3. Design and selections

    You approve the drawings and choose finishes against real allowances, so the budget stays honest instead of drifting.

  4. Permitting

    We submit and handle corrections. Budget 10 to 15 business days for residential plan review in Orange County, longer if the plans need structural or engineering sign-off.

  5. Build

    One project manager, a written schedule, and a walkthrough at the end where you list anything you want corrected before the final payment goes out.

One scheduling note worth knowing: book eight to twelve weeks ahead if you want a specific start date. October through February is the busiest stretch in Central Florida, when everyone wants work finished before the holidays and before winter visitors arrive.

Orlando Home base

Home base, off Sidney Hayes Rd in 32824 south of the airport. We work across the city, from the older bungalows in College Park and Colonialtown where nothing is square and every wall hides a surprise, to newer construction in Lake Nona and Hunter’s Creek where the work is more about finishes and additions.

Winter Garden

Mostly kitchen and bath remodels in the older homes near downtown, plus additions and outdoor living space in the Horizon West subdivisions.

Clermont

Hilly lots and a lot of housing stock from the 1990s and 2000s now hitting the age where the roof, the air conditioner, and the windows all come due within a couple of years of each other. We can sequence that so you are not paying for the same access twice.

St. Cloud

Additions and whole-house remodels in town, and new custom builds on the larger acreage lots east of it. Osceola County permits through its own department, which we handle.

Bay Lake and Lake Buena Vista

Work in the Bay Lake and Lake Buena Vista area, including vacation and short-term rental properties where the real constraint is finishing between bookings. Tell us your blackout dates first and we will build the schedule around them.

Ocala

About 80 miles north of the office. Bigger lots, more ground-up custom home work, and outbuildings on horse property. Marion County permitting moves on its own timeline and we plan for that.

Tampa

We take selected projects along the I-4 corridor into the Tampa area. Larger remodels and custom builds make the drive work better than small repairs, but call and ask about your address rather than assuming we are too far.

Are you a licensed general contractor in Orlando, FL?

Yes. Global Arch Construction is a licensed and insured general contractor operating in Orlando and across Central Florida, and we carry the coverage required to pull permits and run inspections in Orange County and surrounding counties. We are happy to provide our license and insurance certificates before you sign anything, and you should ask any contractor for both.

What does design-build mean, and how is it different from hiring an architect and a contractor separately?

In the traditional route you hire a designer, pay for finished plans, then take those plans out to contractors for pricing. If the bids come back over budget, you pay the designer again to revise. Design-build puts both under one contract with one company. We draw it and we build it, so the design gets priced as it develops rather than after. The practical difference for you is fewer handoffs, one point of accountability, and no situation where the designer blames the builder and the builder blames the designer while you wait.

Do you take commercial projects?

No. We only work on residential projects: single-family homes, remodels, additions, and repairs. If you need commercial work, we would rather point you elsewhere than take a job outside what we do well.

What areas do you serve?

Orlando, Winter Garden, Clermont, St. Cloud, Bay Lake, Ocala, and Tampa, plus most of the towns in between. Our office is in Orlando, so anything inside about an hour of it is routine. Ocala and Tampa are the outer edge, and we take larger projects there. Call with your address if you are not sure.

Do you charge for estimates?

No. The site visit and the written line-item estimate are free. If your project needs full architectural drawings before anyone can price it accurately, we will tell you that on the first call and explain what the design phase costs before you commit to it.

How much does a kitchen or bathroom remodel cost in Orlando?

In the Orlando market, mid-range kitchen remodels generally run $20,000 to $50,000, and full bathroom remodels $15,000 to $35,000. Smaller bathroom updates that keep the existing layout can come in under $15,000. The variables that move the number most are whether plumbing gets relocated, whether cabinets are stock or custom, and the finish level on tile and countertops. On resale value, a minor kitchen remodel recoups a high share of its cost in this market and bathroom remodels typically return 65 to 80 percent, though you should treat those as market averages rather than a promise about your house.

Do I need a permit for my remodel?

Usually, yes. Anything structural, electrical, plumbing, mechanical, roofing, or window and door replacement needs a permit in Orange County and the surrounding jurisdictions. Cosmetic work like painting or replacing flooring generally does not. Starting permitted work without the permit brings fines and a much harder time when you sell, because unpermitted work shows up in a title search. We pull the permits as part of the contract, so this is not something you have to figure out.

How far ahead should I book?

Eight to twelve weeks before your target start date if the date matters to you. October through February is the busiest stretch in Central Florida. If your timeline is flexible, the slower months give you better scheduling and often better subcontractor availability.

Can you help with an insurance claim after storm damage?

We can document the damage, write a detailed scope of work, and meet your adjuster on site so everyone is looking at the same thing. We are contractors, not public adjusters, so we do not negotiate your claim for you. What we can do is make sure the scope reflects what the repair actually takes rather than what fits a template.
